Why You Should Buy a House at an Auction

Published on Sunday, 17 January 2010
Houses are usually sold at auctions by its owners before a foreclosure, to avoid credit problems. It is for this reason that buyers too benefit from buying a house in an auction. Read on to find out why.
1. The greatest benefit is that you will be able to buy a property at a much lower rate than its present market value. Usually, the cut off price at an auction is the owner's dues. Once this amount is covered, the house can be bought at any price.
2. Bidding is very transparent during an auction as you know your rivals upfront, and the rates they quote for the house. You can withdraw from the auction if it passes your budget limit; but it is not possible for the vendor to withdraw from the auction, no matter how low the house is sold for.
3. If you have sufficient funds, you can buy houses for investment purposes at an auction quickly. The maximum it may take to close a deal is about 28 days, as long as you pay a 10% deposit for each house you win at an auction.
The good news for real estate investors is that experts predict that over the next ten years, a third of the houses in the market will be sold at auctions.
